TO ALL REALTORS AND PROSPECTIVE BUYERS AT HAMMOND NORTH CONDOMINIUM
 
 
We are happy that you may be interested in buying or selling at the Hammond North. Our building has a wonderful history, unique amenities and a welcoming community.
 
Here are some things you need to know about recent changes in our community:
  • On November 15, 2023, our property is 100% smoke-free. There will be absolutely no smoking in our building, including balconies, and on the entire property.
  • As you may know, on February 21, 2023, fire damaged a significant portion of the building. We are in the process of a rebuild and determining a schedule for the many moving parts of such an undertaking. 
  • If your client or you, a buyer, want to renovate a unit, our Board of Directors has created a policy for this period, requiring owners to use the Architect and construction company chosen to handle our rebuild and will be required to wait to have the work done when construction is scheduled for that floor. 
  • Owners cannot bring in their own contractors due to limited resources available and the priority of those units that were totally gutted. Our goal is to get as many displaced owners as possible back into their homes as soon as possible.
  • The unit you are considering for purchase may have suffered damage from the fire. Check with the seller or the Hammond North Building Manager for a possible damage category and work expected to be done under the Association’s insurance coverage.
  • Construction is anticipated to last through Spring of 2025.
  • To ensure that our building has the highest level of fire safety, we anticipate the installation of a sprinkler system. The installation will require a disruption to every unit in the building. There may be additional disruptions for code upgrades until the rebuild is complete.
  • There may be a special assessment charged to all owners during or near the end of the rebuild to pay for expenses not covered by the insurance company.
Reconstruction of our building includes a totally new lobby and all of the community spaces on the First Floor, including Community Room with full kitchen, Library, Lounge, Card Room, and Board Room with the potential for significantly improved property values. We believe we will be creating a beautiful and safe condominium building and welcome new owners to join this community.

Architectural Review Committee (ARC)

Planning to Renovate? During the Rebuild You'll Need to Follow These Rules

The Board approved four resolutions at a Special Board Meeting on July 7, 2023, that will provide the scaffolding that the Architectural Review Committee will use to develop procedures for the rebuild of the Hammond North from the fire of February 21, 2023. In addition, these procedures will cover all construction from this point forward until the rebuild is complete. So, if you are planning a remodel of your unit that is not part of the fire damage rebuild, you will need to work with the ARC based on the following resolutions.

One Architect and One General Contractor:
Based on advice from HOA legal counsel and a recommendation from the City of Cincinnati Building Department, the HOA has hired one Architect and will hire one General Contractor to perform the scope of rebuild from the fire loss on February 21, 2023. All individual unit owners will also use the HOA Architect and General Contractor for both repair and remodeling work until the scope of fire rebuild is complete. This is so the Board can ensure architectural oversight and structural integrity (outlined in the Hammond North Declaration), OSHA abatement and other work standards, and City of Cincinnati Building and Inspections code requirements are being satisfied throughout the building at any given time. Staging the use of elevators, dumpsters, and bringing in and out equipment will require a great deal of planning even with one construction company. Adding other companies and designers would add a great deal of confusion to the process we are planning.
 
TRS Has Access to All Units for Mitigation of Common Elements:
Because Total Restoration Solutions (TRS) was hired by the HOA to perform the scope of mitigation not only to individual units that necessitate abatement, but to the common elements, including the cleaning of common ventilation and pipe chases, the HOA will grant TRS entry to individual units for access to clean common elements, and where abatement is necessitated for any other repair, even though individual unit owners may be using other mitigation companies for clean, seal, and paint repairs.
 
Approval Needed for Mitigation Companies other than TRS:
Mitigation companies, other than TRS, that are hired by individual unit owners to perform repair work beyond content cleaning (H-06 claim), i.e., clean, seal, and paint repairs covered by the HOA master policy, must be submitted to the Board for approval before work can be performed. Reimbursement will be contingent on Board approval following an audit of the scope of work and cost by the HOA public adjuster. 
 
Enforcement of ARC Rebuild Procedures:
The Architectural Review Committee will develop concise, easy-to-follow procedures based on the above policies. These procedures will be communicated to owners via all of the official channels. The Board, in close collaboration with HOA legal counsel, will create and implement an enforcement policy, that will also be communicated to all owners, to ensure compliance with the rebuild process as outlined in these motions.
