Information
In the 1960s, The Hammond North Condominium was conceived by a prominent Cincinnatian named Kenneth Hammond, designed by a noted architect and then constructed to be the most luxurious apartment building in Greater Cincinnati. 

The 19-floor high-rise condo sits on 29 acres of the former La Boiteaux Family estate, which previously had donated almost twice that amount of land in 1938 to the city to be an adjacent nature preserve. 

Original plans for Hammond Condominium called for twin buildings, one north and one south, but the cost was so great (only the finest materials were used) that the second was not built. A great lawn was prepared instead. The rest of the 29 acres has been left as natural woods with trails.
 
In 1981 the building was converted to condos. Since then, every effort has been made to keep The Hammond North in first-class condition.

Frequently Asked Questions

What about pets?
Owners are permitted to have up to two pets per household, only one of which may be a dog. Dogs living at the Hammond North can be no more than 30 pounds fully grown.
 
What about the pool?
Certified lifeguards are on duty during all pool hours. Owners are issued a pool pass and are required to be present when guests are using the pool. Shaded sun deck with tables, patio picnic tables and a large meadow are all right outside.
 
What about parking?
Each owner is given one numbered space in the covered garage. An additional space, if available, may be purchased at $50 per month. Outside parking is available for owners, as well as a visitor parking area is near the front entrance.
 
How safe is it?
The front desk offers 24-hour staffing. The receiving dock is monitored. The garage is equipped with camera and audio equipment. Entering the building from all areas requires a key fob for automatic-entry doors. The general and office managers are on duty M-F from 8-4:30.
 
What services are available?
Full-time maintenance and grounds employees with daily and emergency (24/7) repair service. Fee-based valet and housekeeping services.

Management

The Hammond North's Vision Statement

Keep the Hammond North as a first-class, energy-efficient, financially sustainable condominium,surrounded by woods, offering many amenities, and where owners work together to increase property values.

The Hammond has a staff of 10 people who are professionally managed by Towne Properties. 
 
The staff includes a full-time manager and secretary, a maintenance crew of six -- two of whom live in the building to deal with any emergencies -- and two housekeepers. 
 
The Condominium Association is operated under state law including a legal declaration and by-laws. 
 
A board of directors of seven resident owners is elected for two-year terms by the owners. There are scheduled meetings of the board with owners annually. The board also holds monthly management meetings to which owners are welcome.

The very finest building materials went into the construction of The Hammond North. The structure is made of reinforced poured concrete with a brick façade.
